Building Process

LAND
There are important steps to follow when purchasing your land. It is essential to have licenced engineers and surveyors conduct investigations to assess your land. These investigations will reveal elements such as the contours of the land, the soil classification, and any encumbrances that may impact on your foundation requirements and/or house design. We will organize these investigations for you, as these costs have been included in our home prices.

DESIGN
You can select from one of our many award winning home designs, and modify these designs to suit not only your land, but your lifestyle and budget. You will undertake these design modifications in collaboration with your experienced sales consultant, without the additional expense that would be incurred through building with a custom builder.

INITIAL ESTIMATE
Equipped with the results of your land investigations, and chosen house design, we can provide you with an estimate to construct your home, enabling you to make informed decisions as you move forward

DRAW PLANS
Your sales consultant will work with you to finalize your home design. Extensive working drawings will then be prepared, detailing everything from floor layout, elevation and site plan.

CONTRACT DOCUMENTATION
You will sign a HIA (Housing Industry of Australia) contract, together with specific documents detailing the inclusions for your home, and complete working drawings. We will then lodge the necessary documents with our building certifiers and local authorities to complete the building approvals required to commence the construction of your home.

DÉCOR DECISIONS
Whilst awaiting the approvals to commence your construction, you will receive the services of our professional colour consultant who will take you through your interior and exterior product and colour selection for your home. Together you will complete an extensive schedule detailing the products and colours you have selected for your home. This process is conducted in-house, alleviating the stress you may otherwise experience, trying to visit the dozens of suppliers.

COMMENCEMENT OF CONSTRUCTION
Upon receipt of all necessary approvals and specific financial institution documentation, you will be notified of a date for the commencement of your home. A meeting on site with your appointed licensed building coordinator will be arranged prior to construction.

PROGRESSION OF CONSTRUCTION
Your home construction will be coordinated by your appointed building supervisor, in conjunction with our office administrators. There will be scheduled on-site meetings for you to meet with your building supervisor, and you will be provided with their phone number to enable direct contact to discuss and/or organise any additional meetings.

COMPLETION OF CONSTRUCTION
At Practical Completion, you will take possession of your home through a coordinated handover process. You will have the opportunity to undertake a final inspection of your home with your building supervisor, to ensure all works are completed to our benchmark quality standard. The formal handover will also involve our client services manager, who will guide you through any general matters regarding your home, and provide you with product instruction and warranties.

AND BEYOND
Our client services manager will provide after sales service, which includes a scheduled maintenance follow-up program. In addition, you can be confident in the knowledge that your home is covered by our extensive industry and manufacturers warranties.
